Owners

Leasing of Properties:

  • Leasing consultation with Owner
  • Take photos of property
  • Research comparables to determine Market Rents
  • Advertising
  • Keep Ad current
  • Signage
  • Answer and/or return all phone calls from prospective tenants
  • Schedule appointments
  • On call for touring prospective tenants
  • Provide applications
  • Tenant screening
  • Collection of deposits
  • Verify Utility transfers by tenant
  • Provide Lease Agreement and Move in/Move Out Report for Owner and new Tenant

Fees for Leasing:

  • $100.00 initial startup fee (per vacant unit) paid at the time of the Leasing Consultation.
  • One 1/2 of one full month’s rent (per unit) to be paid the day the new tenant signs the lease.
  • For Management Fee contact City of Trees Property Management.

Management Duties:

  • Collection of Monthly Rents.
  • Disperse monthly rent to Owners.
  • Maintain Trust Account for Tenant Deposits.
  • Deliver and process any and all legal documents in the event of past due rent.
  • Monitor and inspect all properties on a regular basis.
  • Consult with Owners on all maintenance issues.
  • Obtain bids from Vendors and provide them to Owners.
  • Hire license and bonded Vendors for repair and/or replacement work.
  • Ensure timely turnover of any vacant unit.
  • Provide statements of Move Outs and Billing from Vendors, to Owner.
  • Provide Move In/Move Out report with each lease.
